Real Estate Appraiser Pre-Licensing Requirements

Trainee Appraiser License

Trainee Education = 75 Hours:

  • Basic Appraisal Principles (30 Hrs)
  • Basic Appraisal Procedures (30 Hrs)
  • 15-Hour National USPAP (15 Hrs)

Limitations of the Trainee License:

  • There is a limit on the length of time you may hold this license. The trainee license can be active for a maximum of 4 renewal periods (8 years).
  • After this time, you must have completed all requirements for the Certified Residential or Certified General license in order to maintain a license.
  • A trainee license must be supervised by a certified residential or certified general appraiser who has completed a 4-Hour Trainee/Supervisor Appraiser Course.
  • The Trainee licensee is required to complete continuing education.

 

Certified Residential Appraiser License

Certified Residential Education = 200 Hours:

  • Basic Appraisal Principles (30 Hrs)
  • Basic Appraisal Procedures (30 Hrs)
  • 15-Hour National USPAP (15 Hrs)
  • Residential Market Analysis and Highest and Best Use (15 Hrs)
  • Residential Appraiser Site Valuation and Cost Approach (15 Hrs)
  • Residential Sales Comparison and Income Approaches (30 Hrs)
  • Residential Report Writing and Case Studies (15 Hrs)
  • Statistics, Modeling, and Finance (15 Hrs)
  • Advanced Residential Applications and Case Studies (15 Hrs)
  • Appraisal Subject Matter Electives* (20 Hrs)

College-Level Course Requirements

  • Bachelor’s degree or higher, in any field, from an accredited college or university

Experience Requirements

  • 2,500 hours of experience in no fewer than 24 months

 

Certified General Appraiser License

Certified General Education = 300 Hours

  • Basic Appraisal Principles (30 Hrs)
  • Basic Appraisal Procedures (30 Hrs)
  • 15-Hour National USPAP (15 Hrs)
  • General Appraiser Market Analysis and Highest and Best Use (30 Hrs)
  • Statistics, Modeling, and Finance (15 Hrs)
  • General Appraiser Sales Comparison Approach (30 Hrs)
  • General Appraiser Site Valuation and Cost Approach (30 Hrs)
  • General Appraiser Income Approach (60 Hrs)
  • General Appraiser Report Writing and Case Studies (30 Hrs)
  • Appraisal Subject Matter Electives* (30 Hrs)

College-Level Course Requirements

  • Bachelor’s degree or higher, in any field, from an accredited college or university

Experience Requirements

  • 3,000 hours of experience in no fewer than 30 months (of which 1,500 hours must be in non-residential appraisal work).
